Property Manager - Part Time

Job Description

We have a fantastic opportunity for a Part Time Property Manager to join a Family run Company of Property Developers and Commercial Landlords based in Exmouth, with free parking. Working 2 or 3 days per week with an excellent basic salary of c.£20,000+ depending on experience and hours agreed.

Your role as a Property Manager will be varied and you will be responsible for:

• The day to day management of a diverse property portfolio including building good working relationships with Tenants, Contractors, and Suppliers.
• Instructing solicitors regarding new leases and lease renewals. 
• Negotiating with existing/prospective tenants, undertaking research, completing CPSE enquiries, arranging viewings and agreeing heads of terms for new Leases.
• Visit properties to problem solve as required sourcing and liaising with reliable maintenance contractors; request quotations.
• Work closely with brokers to arrange insurance renewals for the portfolio and monitor progress of claims.
• Organise utility contracts obtaining best value deals for properties in multiple occupation; organise and maintain records of EPCs and fire risk assessments.
• Manage Propman diary system. Manage rent demands/arrears management and service charges working closely with Accounts Manager.
• Respond promptly to tenant queries regarding leases, covenants etc.

As the Property Manager you must be competent in managing a Property Portfolio. You will have great communication skills across all levels, with great listening skills and be able to interact in a calm, diplomatic and tactful manner. You will need to have:

• Knowledge of Propman or similar software (but training will be given). The software is used to generate all property/tenancy/tenant rents and accounting data.
• Experience of dealing with rent reviews (helpful but not essential)
• A full driving licence with business insurance (mileage paid).
